These terms cover this website. The agreement covering an actual claim is a separate written document you would sign, and it says the same things in the same words.
What we are
Phoenix Equity Group is a claims recovery firm. We locate surplus funds and excess proceeds held by counties, court registries, and state offices, and we pursue claims on behalf of former property owners and their heirs.
What we are not
We are not a law firm and we do not practice law. Nothing on this website is legal advice, tax advice, or a guarantee of any outcome. Reading this site does not create an attorney-client relationship or any other professional relationship.
Where a claim requires an attorney, the filing is made by contracted legal counsel admitted in that state, engaged and paid by Phoenix Equity Group out of our fee. You are not billed by counsel and do not sign a retainer with them.
Accuracy of the records information
The statutes, deadlines, and offices published on this site are our reading of public law and county practice as of the date shown. Rules change, and counties within a single state do not always follow the same practice. Verify anything you intend to rely on with the county or with your own attorney. We publish these details so you can check us, not so you can substitute them for the record itself.
Fees
Our fee is 30%* *Our fees include the legal support given by our law partners who represent our clients to claim their surplus. of funds actually recovered, deducted at disbursement. There is no retainer, no upfront payment, and no charge for filing costs, title work, notary, or counsel. If nothing is recovered, you owe nothing. Where a state caps recovery fees below 30%, the cap governs.

You are free to pursue the claim yourself at no cost, and we explain how to do that.
No guarantee of recovery
Whether funds exist, whether you are entitled to them, and how much survives competing claims are all decided by the county or the court, not by us. We do not promise a result or a timeline.
